Mixed Use Redevelopment Proposal

Westmount, Québec

In 2011, Grenier + Richards Architecture was mandated to design a proposal for the redevelopment of the property at 4026 Saint Catherine Street West. The building was constructed in 1929 and has been designated Category 1 “Important” by the City of Westmount. Integral to the proposal is the careful removal, cataloguing and storage of the existing cast stone facade, to be reinstalled during the reconstruction.

Many buildings in this neighbourhood appear to be suffering from some degree of neglect. Apparently, building owners have been waiting for the city to modify the current zoning to encourage more housing and commercial activity around this public transportation hub. The Atwater metro station and the Cabot Square bus terminus are in the immediate vicinity. In January 2015, the city passed a bylaw allowing for greater density. This legislation includes a requirement for mixed use occupancy and building setbacks above the third floor.

The development proposal includes:

  • Two levels of underground parking
  • Retail space on the ground floor
  • Offices on the second and third floor
  • Residential condominiums on floors 4, 5, 6
  • Pool and multi-purpose room at roof level
